Faulty electrics can be a fire hazard and can lead to some very dangerous accidents in the home.  To prevent these occurrences you can get your home inspected to spot faulty wiring and potential risks.

If your home is 25 years or older, or if it hasn’t been re-wired in that time, it is important to check that – apart from the obvious wear and tear – your wiring is up-to-date, as practices have changed, and you will need, at the very least, to bring it up to current standards.

Many factors can affect the deterioration of your electrical installation, including the materials used and how your property has been used.

There are other tell-tale signs, apart from the age of your home you may have noticed, burn marks on plugs and sockets, sounds of ‘arcing’ (buzzing or crackling), fuses blowing or circuit-breakers tripping – these are all indications that may be your wiring needs inspecting before the situation gets worse.

It is recommended that periodic inspection and testing is carried out at the following times:

  • at least every 10 years for an owner-occupied home
  • for tenanted properties, every 5 years or at each change of occupancy, whichever is sooner
  • at least every 5 years for a business

The Landlords and Tenant Act 1985 requires landlords of properties with short leases to keep the electrical wiring in repair and in proper working order.

If you do need a re-wire this a great opportunity to install extra plug sockets and light fittings.  Modern life has changed and most homes are woefully short on the sockets we all now need.  You may also want to change the existing layout to suit you.
